Painting a flat is one of the most common decorating jobs and also one where prices vary the most — depending on the condition of the walls, the type of paint, the number of coats and whether skim-coating is needed. Here are real prices for Belgrade, Pančevo and Valjevo in 2026.
What is measured and how it is charged
Painters generally charge by the square metre of wall and ceiling surface being painted, not by floor area. In a flat with 50 m² of floor area, the total surface to be painted can be 200–250 m² (walls + ceiling).
Some teams charge per room (flat rate), which can be more favourable for larger rooms. Always ask how it is calculated.
Prices in Belgrade — 2026
- Basic painting (white, 2 coats, no skim coat) — 350–600 RSD/m²
- Painting with one skim coat — 600–900 RSD/m²
- Full skim-coat + painting (2–3 coats) — 900–1,500 RSD/m²
- Decorative techniques (Venetian plaster, effects, glazes) — 1,500–3,000 RSD/m² and above
For an average 60 m² flat (around 230 m² of wall surface), full painting with skim coat can come to 200,000–350,000 RSD for labour, plus materials.
Tip: ask whether the price includes materials or labour only. Many painters charge materials separately. Paint for a 60 m² flat costs approximately 20,000–50,000 RSD depending on the brand and number of coats.
Pančevo and Valjevo
- Pančevo — labour prices around 10–15% lower than Belgrade. Skim-coating and painting 800–1,300 RSD/m². Materials sourced locally or in Belgrade, similar price.
- Valjevo — prices somewhat lower, 700–1,200 RSD/m² for full skim-coat and painting. Fewer painters to choose from than in Belgrade, but quality tradespeople can be found.
What affects the total price
- Condition of the walls — if crack filling, damp treatment or a completely new skim coat from scratch is needed, the price rises
- Room height — ceilings higher than 2.6 m require scaffolding, which adds time and cost
- Type of paint — cheap emulsion or premium washable paint — a difference in price and durability
- Preparatory work — removing wallpaper, sanding, filling — usually charged separately
- Colour (not white) — coloured walls are harder to cover evenly, often needing an extra coat
Warning: an exceptionally low price per m² (below 300 RSD) usually means just one thin coat with no preparation — in a year or two you'll be doing it again. It's more cost-effective to do it properly once than cheaply twice.
Duration of works
An average 60 m² flat with full skim-coating and painting takes 5–10 working days for one painter or a team of two. The drying time between coats of skim compound is critical — rushing spoils the result.
